How Much Should I Pay the Babysitter?

Mar 08
2010

Figuring out what fair babysitter rates are can seem confusing, but there are many ways to determine an appropriate hourly wage. If you are a sitter and need to determine how much to charge your families or you are a parent who needs to know what a fair rate is, it’s easy if you follow these simple guidelines. Some sitters charge as little as $3 per hour while others can charge as much as $20 per hour. The appropriate rate for babysitting services depends on five factors:

1) Age/amount of experience of the sitter

2) Your location

3) Number of children/pets

4) Age of children

5) Time of job/level of care expectation

Most babysitters are teenagers ranging in age from 12-22. Going on age alone, normal rates for individuals aging 11-14 are $3-$5 per hour, adding $1 per hour per child. This rate increases by about $1 to $2 for teenagers aging 15-16 and then jumps to $8-$12 per hour for those who are 17 years-old and older and who have experience. Some individuals have CPR and first aid training, and these added skills allow the babysitter to charge more.

Your location also has a significant amount of influence on the rate. If you live in a large city, you can expect to pay a few dollars more per hour than individuals living 50 miles or more outside of an urban center. The farther out you live, the more the rates will change.

The number of children and their ages play a large role. It is a general rule to pay $1 more per hour per child, but if you have three kids under the age of five, you might be expected to pay a slightly higher rate because they require more attention. Pet care should also be considered in the price if you are going to ask the sitter to groom, walk, or feed your dog or cat.

Lastly, the length of the job and the duties you expect your sitter to complete also go into the price. If you need the babysitter to drive the kids to a birthday party, want her to take them to a movie, or fix dinner, you need to compensate for her time accordingly. Reimburse her for any expenses and extra duties you ask of her.

Considering these above guidelines, here are two extreme examples. If a 12-year-old sitter were watching your 6-year-old for three hours on a weekend afternoon in a rural area, it would be appropriate to pay her $4 per hour. On the other hand, if you have three children, live in New York City, and hire a CPR-trained college student from the hours of 6 PM to 2 AM, expect to pay her around $15-$20 per hour.

If you still are unsure, try to ask other mothers living in your neighborhood what they pay for their babysitter. Always talk to the sitter before she sits for you to determine her babysitting rates so that you can both come to an agreement on something that is fair.

Disney Savings Guide – Find the Best One For Your Disney World Vacation

Mar 07
2010

It seems like only yesterday that we let our then 7 year old daughter know that we were finally “going to Disney World”. The memory of her squeals and excitement are with me to this day. We had saved for a long time in order to be able to take this trip, and had a wonderful time when we went. I learned a great deal about the best way to plan a Disney vacation, and quickly realized that in order to have an affordable Disney family vacation, there was a lot of research involved. And I also learned that a Disney savings guide was essential if I wanted to save any kind of money on this trip at all.

It can be challenging to choose the best Disney travel guide though, because there are so many! They all look promising, with colorful pictures of happy families having the time of their lives. But which ones will actually help you save money on your Disney vacation? This article will review some of the most popular, and provide my opinions on what each has to offer.

To begin, there is Birnbaum’s Walt Disney World, the Disney-approved, classic travel guide. This was the first guide that I bought for our initial trip, and it was a helpful beginning to my planning. With great pictures, some nice maps that help the Disney novice to become familiar with the layout of the parks, and reviews of the major rides and attractions, it is a great start to learning all about Disney World. However, it does not provide much information about how to save money: since it is the “official” Disney vacation guide, there is not much discussion about non-Disney options for food or lodging. So, while this is a great guide to start with, particularly for your first visit, it would not be my first choice for a good Disney savings guide.

Probably the most well-known of the many Disney World vacation guides is the Unofficial Guide to Walt Disney World. It is also arguably the most comprehensive guide as well, at well over 800 pages. There is a lot of information in this travel guide, as the author thoroughly covers nearly every potential aspect to a trip to the Orlando area in extensive detail. And it is unbiased as well, which is appreciated by many who want to know more than the Disney perspective. The author does an admirable job of providing lots of options for saving money, and it can be a very helpful option for a Disney savings guide. With all the detail in this book however keep in mind that it will not be a little guide that you will want to take to the parks with you.

The travel guide that I have found to be the most useful in terms of saving money on a Disney vacation is the Ultimate Disney World Savings Guide. This is actually an e-book that was written by a former Disney castmember, and I have appreciated the “insider” information that has been very helpful in planning an affordable Disney vacation. The author shares a great deal of cost-savings tips and ideas that can potentially save the Disney vacationer hundreds of dollars. This book provides the money-saving strategies that make it an excellent choice for a Disney savings guide. Now if an e-book is a new concept for you, let me just say that I love the flexibility that an e-book offers: being able to download it immediately, reading through, and then printing out only what I need/want to take to the parks with me for reference.

While there are probably hundreds of Walt Disney World travel guides, if having an affordable Disney vacation is important to you, then the Ultimate Disney World Savings Guide is my recommendation for a truly excellent Disney savings guide. Well organized, easy to use, with lifetime access to the author’s website for the most current Disney updates, and literally hundreds of money-saving tips and strategies make this guide, in my opinion, a must-have for saving money on your Disney vacation.

Mobile Home Park Vacancy Problems Can Be Fixed With These Creative Steps

Mar 04
2010

Most mobile home park owners today have vacancy problem, thanks to chattel mortgage crisis that began in 2000. It is not uncommon for a park that was full in 2000 to now be at 60% occupancy due to repossession of homes. If you have been waiting for the mobile home dealers to fill you back up, you are probably depressed and making no progress. So here are some ideas to get you back in action at increasing occupancy;

First of all, you need to locate the folks in your area that have grown to absorb some of the demand that is left unaddressed by dealers. There is still a lot of demand to rent or buy used mobile homes, even if the dealer structure has become a non-player. Most of the time these new “Dealers” are individuals who buy and sell or buy and rent old mobile homes specifically in parks. You need to find these people and get them to bring homes into your park. Two ways you can find them are to 1) talk to local mobile home movers and ask if they have had any mobile home moves with these individuals (they normally remember them because they have more than one) 2) go to competing mobile home parks and see if you can spot any for sale signs that have the same phone numbers. This is a giveaway that they are not selling there own personal homes, but rather it is a business. Offer these entrepreneurs free rent until they get their home sold or rented in your park, or whatever incentive it takes to make your park their new home base.

Another source of homes is to “steal” them from competing park that is doing a lousy job of keeping their tenants happy. Remember that ‘mobile’ means they can be moved. Of course it is not cheap to move a mobile home, so you will have to pay some or all of move cost to get them to move to your property. But it is well worth it. Even at the cost of $3000 for the move, you will get your money back in a year if the rent was $250 per month. Be sure not to ask people to break their lease, only to move to your park if their lease is up and they have the option of moving. Once you get one to move, and they are happy, it is not hard to convince their friends. It is amazing how many park owners give no thought to the resident’s retention and just assume they are their slave forever.

A final idea is to convert your vacant lots into something that is wanted, and that can be tapped with a small capital outlay. For example, consider opening a section of your park as an RV park. A small dedicated RV park within a mobile home park can really work if the location is right. And it is possible to test and, if failure, abandon the project with little or no downside. Or you might consider opening a park and store facility for RVs, boats and cars. Try and see what is in demand, and see if you can deliver on it.

In these tough times, it is essential to be creative to fix your occupancy!
